We are a housing & immigrant rights organization in SF and Oakland. We have a Tenant Rights Clinic in both cities and help low-income Spanish speaking tenants in the SF office. In the Oakland office we serve low-income tenants who reside in Oakland. The Tenant Rights Clinics helps tenants with issues they have with their landlord, such as evictions, repairs, harassment, illegal rent increases.

It is very simply. I have lived in this house for just over three years, and have never once been late on my rent, and always paid the full $900.00 a month. I have not damaged the house in any way. I have let the back yard go, because I became ill and could not afford to hire anyone to keep it up. My landlady lives right next door and spys on everything I do in the yard. My ex-wife visits here part of the time,to help take care of our Grandchildren and she is 100% disabled through the social security, so she cannot do very much in the line of yardwork.

My current address is not where this issue occurred.
I rented an apartment from Gary Townsend at the 2523 N Street, Apt #6 in Sacramento, CA 95816 for 2 1/2 yrs while on work assignment. I gave him two months written notice via letter prior to moving out. Within the letter I requested to have us do a final walk-through to review apartment conditions and reminded him of this the day before the move, to come to do the walk. He never showed and did not return my call.

My landlord took over 2 months to return our deposit stating she was suffering from health problems. However, once I sent her a demand letter, she contacted me and told me she would comply. I received a check from her 15 days after I mailed the letter. She had deducted $1764 for what she said was damage we caused the house. She charged us for a door that was damaged when we moved in. She charged us for a garbage disposal she said leaked - it never leaked - along with the dry rot in the flooring under the dishwasher.

My family and I exercised our right to terminate our lease and vacate the rental property after the Landlord ignored repeated requests for repairs over a 5 month period. Mice in the kitchen (dead or alive), a roof leak in the bedroom, and severe rain water intrusion coming through the front walls of the entrance room. We posted our notice on the door on May 31, 2010, mailed it certified, return receipt and moved out that day. Our City Building and Safety Dept.

In the end of May 2010 i found the condo i live in on a foreclosure list...wow was i surprised. I deal with an manager not the owner so i asked him....he told me it was true & how did i feel about it? duh what a dumb question. I pay my rent every month and the owner pockets the money...it don't seem fair. So i do my research go to the county recorder's office, to my surprise my owner has not paid her morgage since Nov 2009...i moved in Oct 2009. So then i call the manager back and he then gives the owner my # she calls and says do not pay June's rent.
