Change of ownership/new landlord

We recently have been told that our landlords are putting our property up for sale. We received an email 24 hours ahead of a realtor and possible buyer visit, but 8 hours ahead of time they asked that we come to unlock the door for them, as they were out of time. It was during during the workday, and while we don't work far from home, it is not at a time of day either of us were able to leave work. Can they require us to unlock the place for a viewing? The notice was fine, and we both agreed to the viewing without our presence (even cleaned for it).

Our landlord/property owner is trying to sell our house which includes a separate unit behind us. He went through multiple appraisals before putting it on the market, which we think is because the rear unit isn't up to code. He offered the house to us first but after we got our own appraiser, decided against it because our appraiser said it needed too much work.
He took down the barbed wire on our fence and refused to put it back, even after strangers kept getting into our common area backyard and our neighbor's scooter was stolen.

prior landlord and current takes from my deposit money they have to pay the Rent Board. I find it strange I have to pay the rent board. Out of $700. there is very little left. Also I do not think he is aware but taking to much for interest when asking for a raise

in october 2002, 6mos after meeting my boyfriend his parents asked us if we wanted to move into their house that they were moving out of since they were retiring. we were in an apartment at the time and agreed to move in. HUGE MISTAKE ON MY PART. ever since i have had problems with him and his family especially on ocasions when law enforcement was involved. being as it was his/his parents house, i was always the one who had 5 minutes to pack a bag and leave. on one occasion i had my own place for almost 2 years he would cause some drama and i was asked to leave.

The actual owner of the property we stay at has recently suffered his third stroke. His "family", the individuals now claiming to care about his health and wellness effectively showed up to the property in Columbia, California FROM OREGON claiming to be the current "owners". The actual owner's son (one who has made very poor choices concerning his father and has had NO contact with him in over 6 years) called the local sherriff demanding that the three tenants currently residing at the home must go. His claim is owner occupation.

After living in the heart of the Castro district in SF for four decades and in my apartment for over 18 years, I am going through the eviction process brought on by the new owners (real estate speculators)through the use of the Ellis Act and through no fault of my own. It is the owner's intention to renovate the building and resell it at a large profit.

I moved into 6172 Mary Lane Dr. on July 15, 2010. I was the first of my 3 other roommates to move into the house and upon opening the front door of the house for the very first time I was greeted by a front room/dining area filled with bugs (ants, fruit flies etc.) due to a dead bird that was somehow placed inside of the house. My landlord Stala Gload had assured us that the house was clean and ready to move into.

Our landlord is selling our unit and has offered it to us to buy. He's also emailed that we have 60 day to move out if we don't want to buy it.
The Oakland housing authority says a landlord can't evict tenants if they're selling the property.
On the other hand, a landlord doesn't need reason for vacating tenants.
